Historic Aldrich-Genella House on St. Charles Avenue sells above listed price to top weekly sales

If someone were seeking a property that embodies the look of a stately Uptown home but also offers something unique to the neighborhood, 4801 St. Charles Ave. might be the way to go.

The Aldrich-Genella House was built in 1866 and later owned and renovated by Joseph Herendez in 1878, the president of the New Orleans and Carrollton Railroad Company, which brought electricity to the St. Charles Avenue streetcar for the first time in its history. It has been used as a private residence and as the home for the Rugby Academy for boys from the early 1900s to 1970.

“This home is one of the finest examples of Second Empire architecture in the state,” said Katie Witry of Gardner Realtors, the listing agent for the property. “It has a mansard-style roof as well, which you don’t see in the city.”

These factors, along with the history of the 5,600-square-foot house, had it listed on the National Register of Historic Places in 1980 and were the main reasons it sold above the listed price of $1.8 million for $2 million. The property has a fa├žade easement, meaning the exterior was donated to a qualified organization for the purpose of preserving the historic fabric of the structure.

Witry said multiple offers poured in for the four-bedroom, four-bathroom house when it was listed on June 8. She said all interested parties had to sign an addendum to the purchase agreement that stated they would work closely with the Preservation Resource Center to preserve the historic nature of the property. All offers were due by June 22.

Lauren Smith of Keller Williams, who represented the buyer, said her clients liked the home’s close proximity to their children’s school and the size of the yard, which measures 100 feet wide. Other features of the home include a pool, guest house and a third-floor tower where occupants and guests can see the downtown skyline.

Closing thought: Witry said the price per square foot is higher on St. Charles Avenue than many other areas of the city.

“It’s a very stately address,” she said.
